Pricing is everything when it comes to listing your house, and by all means, this is something to leave to the professionals who do this every day for a living!

Pricing Guidelines for your House


•what you paid originally for the property does not affect its value
•the amount of money you need to get from the sale of your home does not affect its value
•what you think it should be worth does not affect its value
•what another Real Estate Agent says your property is worth does not affect its value
•An appraisal does not always indicate what your home is worth on the market as there are different types of appraisals.

A good rule of thumb is that a home priced more than 5% over market value won't SELL. That’s because a buyer who feels your home is overpriced will more readily buy “ more house” somewhere else for the same money.

Your property's value is determined by what a ready, willing, and able buyer will pay for it on the open market, based upon the value of other recent closed sales in the area.

A Real Estate Agent has no control over the Market Conditions, only its Marketing Plan. Never Select an Agent based on the price they promise. Select an Agent-based on criteria about their company, their sales track record, experience, and the services they provide to you!

True professionals will give you truthful feedback and accurate information to price to sell in this market.  If an agent takes your price and offers no information, then chances will cost you in the long run! You may very well lose money.

When it comes to pricing, it's a difficult thing when you have an emotional attachment as the homeowner. I try to see it from the business perspective of market, area, and years of experience.
